You approach from the back, down the bumpy track, over the cattle grid… but the glory of this handsome villa is the front and the view. Overlooking the Dwyryd estuary and rolling Welsh hills you're a ten-minute wander into the Italianate fantasy village of Portmeirion where you'll find restaurants, cafés and a deserted beach.

The estate is covered in subtropical woodlands and the house’s terraced gardens, part-overrun, are heaven for children to hide-and-seek in. Adults have long lawns and a barbecue for al fresco dining. Inside is comfortable: Edwardian windows and polished oak floors, wood-burners in fireplaces, book-filled shelves. Toys, games and DVDs invite children to settle in, there’s a panelled library with an open fire and calming bedrooms. The master room opens onto a balcony with views over the estuary.

A generous hamper filled with lovely local stuff waits in the kitchen. The best of North Wales is at your feet: Black Rock Sands beach is a 15-minute drive, Porthmadog a 20-minute stroll, Snowdonia not much further.

"Beautiful house in a very tranquil spot. Had everything you need to keep a toddler happy, and there are lots of places to visit nearby for toddlers and older children. The large garden was very well fenced so it kept our rascally dog in- a bonus! We especially liked having a piano and the big library and log fires, and that it was only a short drive to a great dog walking beach. All in all a lovely holiday home."

"Located in beautiful surroundings with stunning views across the estuary, situated off a private road with tranquil privacy and all that can be heard is the sound of the birds and the bees. All you will ever need is here believe me. Great for family and kids, with lots of places to visit including the lovley Italian Village of Portmeirion, The beaches of Black Rock Sands In nearby Borth-y-Guest and Harlech Castle is but a short drive away and well worth a visit. Plenty of shops and a Large Tesco in Porthmadog are just a 5 minute drive away. Gwen our host welcomed us with a warm charming smile"

"Hafod Cae Maen surpassed our (high) expectations. It has so much character and has been lovingly put together to feel like a home from home- but a luxury version. Staying here was a real treat. We loved sunning ourselves in the garden by day and sitting in the cosy library in the evening. Our 4 year old son was thrilled to discover the play cabin in the garden and games in the sitting room, the house has something for everyone! There was loads to do on the doorstep- walks along stunning coastline, Ffestiniog railway and an ice cream in Portmerion! Hope to come again soon!"

"Truly stunning property with an impressive exterior and equally beautiful interior. The views were magnificent and utterly uninterrupted. Inside the house we found the spec to be of a high standard with all amenities in check and beautiful furnishings. "The house is absolutely lovely, just the right size, tastefully decorated, with a corner to suit every mood and every time of day. It sits on top of a hill, above Port Merion, with superb views to the coast and to the hills when the weather played ball. The gardens are a child's delight and an adult gardener's unadulterated envy. There was plenty to do up and down the coast. A glass of port in front of a log fire in the panelled lounge made for a perfect evening. "

"Absolutely perfect country house in an idyllic location. We were a party of eight adults looking for somewhere better than usual to relax for four days and go walking. An excellent blend of original character (Edwardian?) and modern comforts. Very well equipped kitchen (even a coffee machine) with plenty of space and a lovely dining room next door. We barely needed this as the weather allowed us to eat out at the high quality garden table on the front lawn each night. Then as dusk came on - to the cosy sitting room with its log fires and bookshelves worthy of Miss Marple. Fantastic views."

"A superb place to stay- a beautiful house in a spectacular location! Wonderful views from the house and garden with so many places to visit locally. The house has everything you could wish for (and more) with lovely extra touches which made it a very special holiday home. We enjoyed relaxing in front of a roaring fire in the library or playing games in the elegant sitting room. With its well appointed kitchen, large dining area, child-friendly garden, very comfortable beds, spotless bathroom and separate shower room, this is a perfect place for a large gathering. "It's difficult to put into words how amazing this house is! It's in an area of breathtaking scenery and the house is as comfortable as you could wish for, with every mod con catered for. I went in October but it was extremely cosy and the perfect place to return to after a long walk in the neighbouring countryside or nearby beaches. The house itself is set in extraordinary grounds and although not too far from the local shops and landmarks, it's also nicely isolated so you can relax comfortably and enjoy the peace and quiet. I can guarantee that if you go you'll want to return!"

"I'm just back from the most amazing holiday in Hafod Cae Maen. The house is just fantastic - it felt just like home (except nicer!); everything you could possibly need was there. Every room was beautifully decorated, the kitchen was amazingly kitted out, the playroom and the outdoor playroom (!) were full of toys and games for children (and adults!) and the garden was the perfect location for the children to explore and run freely. And I can't begin to describe how spectacular the view from the house is. If you have the chance to visit, just GO!"

"Hafoed Cae Maen is all you could want from a country house - and the photographs don't do it justice. Beautifully decorated, with 5-star bedrooms and bathrooms, the villa is a perfect hide-away retreat in the Snowdonia mountains but yet is also only a short walk into Portmeirion, to the delightful steam railway, and to the coast. I cannot wait to return!"

"Hafod Cae Maen is a real discovery. Arrive off the beaten track, through rutted roads, across sheep clipped fields and you are apparently in the middle of nowhere. But with Coast walks, Portmerion, a restored castle, the Ffestiniog Railway all only a walk away - you need never use your car until you leave. There is nothing better than lighting the log fire, opening a bottle of fine wine, selecting a book from the excellent library and relaxing with good company. "

It combines complete privacy from the outside world, and breath-taking views, with all the comforts and furnishings of an elegant and smart family home. Drinks, in the library, before dinner on a freezing night with a roaring fire was heaven. If you're heading to North Wales and looking for luxury, seclusion and scenery, it has to be Hafod Cae Maen. "Unbelievable place, been back three times! Remote, in the sense of being well away from everybody/everything, with fabulous views, but a top class home-from-home, convenient for neighbouring local attractions Portmeirion and the Ffestiniog Railway, and peaceful dream beaches on the beautiful estuary below. Wonderfully roomy and well-appointed house, with big rooms (lovely library!) and terrific garden - so restful, so private, great for kids to do their own thing! Loads of parking space, but why use your car when you’ve got everything in the house, or within healthy walking distance?"

"Hafod Cae Maen was an inspired choice for our stay in Wales, easily accommodating 3 generations of our family with space for everyone to enjoy their own company whilst allowing us to be together to enjoy each other's company too. The garden was a haven, the children able to run around whilst the adults could relax and drink in the stunning views. The property is so well equipped, sharp knives in a kitchen that's a pleasure to cook in, lots of fluffy towels and comfortable beds. A wonderful place to base yourself to explore a great part of the country - so much to do we will be back."

"A beautiful house in an idyllic location. Kids played endless hours of hide and seek in the amazing garden, toys in playhouse all great. Steam train rides another hit, also going to the underground slate mines. Beautiful beaches walking distance from the house. The house itself is very specious, loved the library where we escaped at times from the kids, who were more than happy in the family room with the board games provided."
