A cosy, low cottage where hops were once stored, is now a quiet space for birdwatchers and garden lovers and those who like real ale

The cottage sits next to the owners' house but with its front door facing the other way. Your view is a truly wonderful bird-filled garden (including chickens) with wildlife ponds and meadows, then the pretty valley below. You're also on the site of the Otter Brewery, still a family-run business and Mary-Ann will leave you some beer to sample. You can take a tour of the brewery as well as their gin distillery. 

Walk straight from the door onto the Blackdown Hills which is an AONB; paint, write, work if you must - there's a little summer house at the top of the garden with gorgeous views and plenty of quiet. You'll find basics in the little kitchen plus croissants, jam and biscuits.

On summer evenings you can eat outside in the garden while the mallards quack on the pond, or drive 15-minutes to Honiton for the family-run pub, The Holt, where as guests you'll get a discount on the gastro menu. You can sign up for a bread-making course or enjoy the hot tub.

  • We have lived in the wild end of the Luppitt valley for 30 years, never a dull view! On the Blackdown Hills, an ANOB and SSSI for flora and fauna, the deer go by your window, and the water runs from springs from the river Otter
  • The estate is 20 acres for you to explore, 5 are loved and wild garden with many ponds. There are good footpaths for walkers, the valley is 11x4 miles and dark skies for the stars at night!
  • Honiton was a market town, now has all necessary shops, and there are many farm shops around. Greendale has its own fishing boats and butchers, and deliver here, great fresh crabs! Millers has a large selection of French cheeses.
  • Exeter is the nearest city 22 miles, with cinema, theatre, old quay, many eating places, go carts, children play area, the historic Cathedral, and roman tunnels. Exmouth beautiful big beaches and Michael Caines restruants! NT has many great houses & garden
  • Lyme Regis,Charmouth,Beer, Branscombe, lovely beaches on the Jurassic coast swimming and fossil hunting. The Holt Honiton, the Pig Gittisham, Mark Hicks Lyme, good nights out and many pubs we can help you with!
  • We just love where we are, and hope to share it with like minds, if you'd like to meet us or a visit to the brewery, fine, or we can leave you to just enjoy everything. A Pup of beer can be organised to welcome you! Just let us know!
