Light, roomy bedrooms, delicious breakfasts, art everywhere and a gracious host: an extraordinary B&B under a mile from the beach

Read guest comments

Shahriar - photographer, holistic therapist, Chelsea gold-medal winner - has created an artistic bolthole full of books, African masks, artwork and antiques. You are looked after with great kindness: when Shahriar is there (nearly all of the time) you are greeted with tea and homemade brownies, you breakfast on exotic fruits, Armagnac omelettes, smoked salmon and scrambled eggs, the full cooked works or a vegan treat with alfalfa and kale. In summer you can eat on the bamboo terrace.

You sleep in beautifully-dressed bedrooms upstairs, with thick mattresses, there are piles of interesting books to dive into and there's an interesting mix of antiques to admire, some from Africa, some from Asia. Collections of shells, paintings and other objects are dotted about.

Book a massage for two, head to Fairlight for a coastal walk, visit Derek Jarman's amazing cottage and garden at Dungeness or explore Hastings old town.

"When we arrived at the property the host came to greet us. He was very gracious and gave us a tour around the property - we were on the top floor in a pretty room with simple but elegant decoration (The bonus being that we could see the horizon sea view from our window). The house was beautifully creatively decorated as the owner was a keen artist and photographer. The breakfasts were not only incredibly tasty but creatively arranged and everyday was a delight to behold. The owner Shahriar was a lovely man and really made the trip special - I would return here in a heartbeat!"

"Two couples -two nights- exceptional accommodation. Amazing breakfasts especially the Armagnac omelette. Our rooms were cleaned and replenished to hotel standard. Two minor hiccups were difficulty in accessing wifi and the premises are not licensed as stated. Neither stopped us from having a thoroughly enjoyable stay. "

"Stayed here for 2 nights and we were very pleased with the accommodation. Lovely Victorian house which has been modernised to a high level. The host was very welcoming and made us feel at home. Breakfast was very good with plenty of wholesome organic, fresh, local produce, we will definitely stay here again, thank you Shahria , best wishes. "
