Enjoy convivial gatherings from this Georgian country house with acres of land, gardens and woodlands just a short hop from Durham

Once home to William Hedley, creator of Puffing Billy, the house has masses of room to spread out, with several living areas (snug, piano and library room, billiard room, dining room, drawing room – some with open fires, all with comfy seating) plus a large kitchen with a sofa for chatterers. Find stone-flagged floors, wide windows and all the kit you might need to cook up a storm, but a chef can be hired if you prefer.

Bedrooms (four huge ones with en suite bathrooms on the first floor and two slightly smaller up in the attic sharing a bathroom, but with a games room and their own little kitchen) have sumptuous fabrics, glorious countryside views and a grand feel.

Step out to smooth lawns, a dining pavilion, walled garden, orchard and woodlands, all bathed in birdsong and faultless for long summer evening walks, games, barbecues, picnics. Bring your dog – there's a super outdoor bath just for them and they'll adore the countryside.

"We've spent five wonderful days in the Cottage in Burnhopeside Hall. In the real world of tourism, you never find yourself in such a magnificent place: huge, full of old-charm character with all the modern comforts, an enormous kitchen with top class electrical appliances, leather sofas and a fire place in the living room, and French windows with views to the garden, a pampering bathroom and the best bed we've ever slept in. A wonderful garden stretching up to the river, and hovering above everything is Christine, the most attentive host one could think of. We're grateful for the experience."

"We had the most wonderful stay and although it was for only one night have told everybody we know that they need to go there! Christine our host could not have done anything more to make our time there perfect, from a room which blew the socks off any five star hotel we've stayed in, to a delicious home cooked dinner and equally fabulous breakfast. Put simply, it's like being in your own home, our dogs were welcome everywhere and the grounds are perfect for walking in. The resident Springer Spaniels were very friendly and used to canine visitors too. The perfect bolthole."

"What a wonderful stay, probably our best B&B experience in the UK. Christine's attention to detail and organisation is fantastic, all done, in what appears to be an effortless manner. Nothing was too much trouble and the provision of "home from home" touches, such as a tray of tea in the lounge in front of a roaring fire made for the most relaxing and memorable afternoon and stay. "What a wonderful place! Host Christine greeted us with tea, biscuits, roaring log fire and Max the dog. Kitted me out with a very fetching boiler suit and lent us a map to go walking. Beautiful, peaceful property and very comfotable bed. We'll be back......"

"Excellent, our host Christine could not have done more, 10 out of 10. My wife and I were attending a function in nearby Sacriston. To be listed in Sawdays we knew this would be a nice place to stay but it truly was very good. All the nice small touches like ensuring my wife could have gluten free options. Comfortable bed and very quiet location. We went for a 5 mile walk in the afternoon and because of its location its easy to do this from the front door.. Amazing breakfast .Nearby Lanchester is nice too"
